We are expanding again! We have been asked by the AMC's to bring on additional appraisers in multiple states as they are seeing an increase in order flow, especially in HELOC, defaults, per-foreclosure, and REO. We predominantly focus on desktop and hybrids, such as 70D and 70H, though we do get our share of traditional appraisal work as well.

We are primarily looking for licensed appraisers, newly licensed is fine, licensed in, or those willing to obtain additional license(s) via reciprocity in the following states:

As a staff Certified or General Appraiser, (or independent contractor), you will be required to complete reports assigned in a timely manner, review all work completed under your license, and conduct limited training for the writers and analysts working under you to ensure satisfactory work. You will be required to review all work completed by other writers or analysts, as per USPAP and UAD. Other than the preceding, we will take care of the rest and you do what you do best WRITE REPORTS AND REVIEW WORK!!

You are 100% correct, they do not need to work with us. However, we am sure that you have heard of collective bargaining, as that was the basis for labor unions. We are also quite sure that the phrase, “Strength in numbers”, is familiar. AMS has the strength, but not only in numbers. AMC’s like the fact that we have in-house analysts that can assist our employees and independent contractors in completing reports. o Sorry to say that is incorrect. USPA and UAD allow for assistance in completing reports and that is not limited to trainees, or those undergoing an apprenticeship.

Unless you give very specific written instructions to do so, that will never happen. We recognize that you have put significant time and effort into obtaining your license, we will never put you in a situation where that is in peril from our doing.

AMS has taken the time to forge long-standing relationships with each of the AMC’s. These relationships are not only with the coordinators or reps, but also with fairly high-level management. We also, through tried and true, time-tested methodologies, learned exactly what increases can be approved by the AMC, and what must be approved by the lender itself. More importantly, we know the how and the what to say, allowing for a significantly higher “win rate” than is standard. A large part of that is due to our research of a subject, area, and neighborhood, prior to accepting, declining, or conditionally accepting an order.

As mentioned, you are 100% correct that you can do all of this yourself. What we bring to the table is applied management expertise, strong potential for increased order flow, tax accounting record keeping and accountability, strong customer relationship management, basically the entire back end, leaving you the appraiser, to do what you do best.

Okay, let’s break it all down:

Applied Management. Let’s first define exactly what that is. Applied management is the direct application of skills either taught or experienced, in either case learned, techniques, strategies, or processes that nurture, motivate, and cause growth. This can be condensed into:

  • Leadership is a necessity for any organization of any type to survive. In all cases, a leader to provide leadership must have certain qualities. These include team building, integrity, dependability, decisiveness, motivating, and relationship cultivation. Senior management of AMS not only learned leadership while serving in the US military, it is also innate.
  • Planning is just that. This trait or technique ranges from planning the day, to implementation of TQM, Six Sigma, and replication. This also includes project management.
  • Strategy is a natural follow up to planning. AMS has carefully examined the appraisal industry from the inside out and has carefully strategized, then set in motion the plans put together prior to its launch.
  • This is more of a multi-lane road, than simply a two way. Through the use of technology, AMS is in constant contact with our appraisers, our writers, our analysts, our independent contractors, and the AMC’s. Effective communication across all channels is vital to success.
  • Ultimately, at the end of the day, the founders and senior management have put together an organization that allows appraisers to appraise. This is accomplished by, in essence, doing everything in out power to keep distractions away from the appraiser. Our organization is dependent upon the rest of the organization being super-productive, so that the appraiser can focus on the product: the appraisal.

As part of the TQM and Six Sigma implementation, the ability to replicate across systems is a large component of ISO 9001 series.
